Description
Villa Nerissa is a newly built property located about 100 meters from the splendid beach of Pozzallo, a charming seaside town.
The villa enjoys a splendid sea view and is located in a strategic position, just 1 km from Pozzallo and close the most important tourist attractions in the area.
The villa is on two levels, on the ground floor there are two double bedrooms, one with an en-suite bathroom, and another complete bathroom, a bright living room, with dining area and kitchen that, thanks to large windows, opens onto the garden and the swimming pool. Outside, the veranda, furnished with a dining table, is perfect for convivial or relaxing moments and overlooks the swimming pool with sea view.
An internal staircase leads to the first floor where there are two more double bedrooms and a complete bathroom with large shower. Through a door you access an equipped terrace with breathtaking views of the Mediterranean Sea.
A parking lot is available to guests, which can accommodate up to 2 cars.
The modern and essential design and the brightness of the rooms represent the strong point of the villa, perfect for families.
The beach is within walking distance as well as equipped beaches and restaurants.
Villa Nerissa is strategically positioned to visit the entire Val di Noto, from the Unesco sites such as Ragusa Ibla and Modica to the seaside villages such as Sampieri and Marzamemi.

Conditions
Safety deposit: € 500. The deposit will be refunded upon departure, less any damage or consumption (in excess of that agreed in booking). It’s always valid the right to compensation for higher damage.

Cancellation Policy
For cancellations up to 61 days before the arrival date, no charge.
For cancellations up to 30 days before the arrival date, 50% will be charged.
For cancellations less than 30 days before the arrival date, 100% will be charged.

The villa was very clean and exactly as pictured—everything was exactly as we expected. Check-in and check-out went absolutely smoothly. Rosaria was always easy to reach and helpful with any questions or problems. The only downside was the waste separation, which is quite time-consuming: You have to keep track of which waste is being collected every day and place the garbage bags out on the street in good time. Upon check-out, you have to dispose of the remaining waste yourself, even if the official collection times have already passed. It's also worth noting that there's a security system at the front door that allows the host to see who enters or leaves the house. Overall, though, it was a very pleasant stay in a lovely accommodation.
Absolutely wonderful house with all the amenities you need. Large private pool and close to a long sandy beach. Nice interior and a big plus with many bathrooms. Lovely patios. Very friendly and helpful host who responded quickly to any questions. We have had an incredible holiday here and would love to come back 😊.
